Final 24 hours to comment on the Hawkenbury Farm development

The primary concern appears to be the lack of planning around the transportation infrastructure in the area. Hawkenbury Road will become a no-go area for local residents when the school is open and the building contractors are in and out of the new estate.
There is also concern that a large proportion of the affordable housing element of the development is all set in the North-East corner of the site. This is, in effect, creating a social housing estate within the development. It goes contrary to the planning guidelines issued by the Council and will not aid social cohesion within the development. The affordable housing tenants and shared ownership properties are primary apartment blocks. 66 of the new homes for this group are apartments. The developer is making 16 homes available to this group. By contrast, there are only 7 apartments available to buy on the open market. And blocks of flats don’t fit into the Hawkenbury Village area. Putting flats in a town centre is fine, but it is not suitable for a village location.
On the market sale side of the development, more than 50% of the houses have 4 or 5 bedrooms. These are likely to sell close to or in excess of £1 million. This goes contrary to what the council told us at the consultation when they were designating the land for development. A total of 101 houses will be built that cannot by any stretch of the imagination be regarded as affordable.
The development makes no provision for starter homes or 2 bedroom properties for young people looking to get their feet on the property ladder and move out of a busy town centre apartment into their first home.
Concerns have also been raised about the type of finish to the houses and the lack of impact assessment on our local services such as dentists and GP surgeries. It is even going to put a strain on our local shop and post office. Neither of which is great at the moment.
